Bathroom vanity size: measure the clear floor, not just the wall

The standard-dimensions table circulating online comes from a paid professional manual, not a public specification. What actually decides vanity size: clear floor, door swings, plumbing position and the bathing fixture's clearance.

Vanity sizing is usually presented as a table of standard dimensions. We are not reproducing one, because the numbers that circulate come from a paid professional design manual rather than any consumer specification, and reprinting them as though they were a public standard misrepresents where they came from.

What matters more anyway is not the cabinet’s dimensions. It is the empty floor in front of it, and whether a door still opens once the cabinet is in.

Measure the clear floor, not the wall

The most useful published reference here is HUD’s Fair Housing Act Design Manual. It is guidance for covered multifamily dwellings, not code for a single-family bathroom, and we are labelling it that way rather than presenting it as a requirement you must meet.

Read as a usability test, two figures from it are worth borrowing. A clear floor space of 30 by 48 inches at the lavatory, and where a parallel approach cannot be centred, a basin centreline at least 15 inches from the side wall. If a proposed vanity leaves materially less than that, the room will feel tight regardless of how good the cabinet is.

Your single-family project is governed by your local building code, which is the authority to check with. The HUD numbers are a sanity check, not a substitute for it.

The measurements that actually decide the purchase

  1. Swing paths. The entry door, the shower door and every vanity drawer, drawn on the floor. Drawers that will not open past a door casing are the most common vanity regret and the easiest to predict.
  2. Clear floor in front, measured against the 30 by 48 inch reference above.
  3. Distance from the basin centreline to the side wall, against the 15 inch reference where a parallel approach applies.
  4. Plumbing position. Where the supply and waste come through determines which cabinet backs will fit without modification, and whether a floating unit is even possible.
  5. Getting it into the room. Doorway width and turns. A single large unit that cannot make the corner is a delivery-day problem.

Floor-standing, wall-hung, or a pedestal

The mounting choice is a clear-floor decision before it is an aesthetic one, which is why it belongs here rather than in a style discussion.

Row two carries the hidden expense. A wall-hung unit frequently requires the waste to be moved from the floor into the wall, and that is drain work rather than a fitting adjustment. Establish where the waste currently enters before falling for a floating vanity, because the answer decides whether the look costs a few hundred dollars or a few thousand.

Row one is where most small bathrooms should land. The floor beneath a cabinet is not usable space, so a floor-standing unit costs little in practice and returns storage that a household in a one-bathroom house will use every day.

Two constraints people discover late

The cabinet cannot stand in the bathing fixture’s clear floor. HUD’s manual, again covered-multifamily guidance, keeps fixtures and cabinets out of the floor space serving a tub or shower. In a small room that, rather than the wall length, is what sets vanity width.

The floor around it. Soft flooring beside fixtures is discouraged federally, with a hard surface asked for out to four feet. Since a vanity stands inside that band, the floor and the cabinet are a single decision rather than two.
